Description of property:

Planned building "B" is the next construction phase of Poznań Industry and Technology Park. It is a class A office building, fitted with complex ICT infrastructure and security systems. Total office space for rent: 5564,00 sq m. Footprint area: 7.309,00 sq m.

 

Location

The building is being erected as a part of the flagship investment of Poznań Industry and Technology Park in the southern region of the city.

 

Infrastructure

According to the design, segment B will have six overground floors and one underground floor. Optimal area of each of the four floors: 865 sq m (ground floor – 750 sq m and 5th floor – 589 sq m) makes it possible to freely arrange the office space. The building has been designed both for large and small tenants. Depending on individual needs, the office space can be arranged in many different ways, as „open space” or separate rooms. On the fifth floor, in its western part, a small recreation patio is planned, which will be used by all building users.

This modern and architecturally unique building will be made of the best construction and finishing materials. The investment will be completed in the 3rd quarter of 2014.

 

Planned rental rate:

The average rental rate is 42,00 PLN nett (10 €) per sq m + running costs approx. 15,00 PLN nett (3,60 €) per sq m + electricity and heat meter.

 

Access

Convenient location gives many possibilities and is a great advantage of the investment. Poznań Industry and Technology Park is 3 min away from the Luboń/Dębina  A2 motorway interchange (Berlin 280 km, Warsaw 300 km). It takes only 30 min (15 km) to get to Poznań Airport. The main arteries of the district connect the area with the entire city: it takes only 15 min (4 km) to get to the city centre and 10 min (3 km) to the transit-oriented Poznań Główny City Centre development. The area can be reached not only by car, but also – owing to the well-developed public transport system including bus lines and the nearby terminus – by bus and by tram.

 

Vicinity

Housing developments in the immediate vicinity and a modern shopping mall are an additional trump of the investment .
